Elan's first residential project, and 724 of its 728 homes are already booked. Phase 1 of The Presidential is eight towers on 12.77 acres in Sector 106 on Dwarka Expressway, sold as 3, 4 and 5 BHKs with duplex penthouses. Carpet averages about 1,725 sq ft a home across the mix. Possession is due by October 2027.

The Presidential is where Elan's record as a home builder begins, and its families will be the first to live with the result. Phase 1 brings 728 homes across eight towers on 12.77 acres in Sector 106, a mix of three-, four- and five-bedroom apartments with duplex penthouses, so households of different sizes will share the same grounds. At about 57 homes an acre there is more open ground per home than at Elan's later Emperor in the same sector, given over to gardens, a landscaped arrival with water elements and a club with a pool. Buyers moved quickly: Elan reported about Rs 2,500 Cr of sales within 15 days of the December 2022 launch, and 724 of the 728 homes are now booked. Sector 106 on Dwarka Expressway is still being built out around it. With possession due by October 2027, it suits a family that wants to move in within a few years and is comfortable buying an existing booking as a resale.
