Birla Arika

Two homes a floor, and every one a four-bedroom. Birla Arika puts 556 apartments on 13.3 acres in Sector 31, off NH-48 in central Gurugram, most of about 2,319 to 2,356 sq ft carpet, with 82 larger homes of about 2,815 sq ft carpet. Possession is due by December 2031 for the first phase and July 2033 for the second.

Families who move to Arika have usually outgrown a three-bedroom and want to stay in central Gurugram rather than move to the edge of the city. Every home has four bedrooms and there are just two on each floor, so the lift lobby is shared with one neighbour. Arcop designed the buildings and SWA of Laguna Beach the grounds, and at about 42 homes an acre much of the 13.3 acres is left open. Four clubhouses, for fitness, sport, social evenings and children, are joined by a raised walkway. Sector 31 off NH-48 is long settled, so the roads and markets around it are already part of daily life. Buyers showed their faith in Birla Estates early, taking about Rs 3,000 Cr of the first phase and 152 of the 156 second-phase homes within a month. With homes from Rs 10.42 Cr and possession from December 2031, it sits with the established central addresses rather than the newer corridors.
