Some buyers tell us at the first meeting that they want the top floor of the best tower on Golf Course Road. Others arrive a little apologetic, saying they are not ready for that yet. To the second group we usually say the same thing. A well-planned 3 BHK from a developer with a good record is a sound first home in this segment, and it often suits the life you have now better than a penthouse would.

What a first home is for

A first luxury home has a different job from a final one. It should be comfortable for the family today, easy to look after and simple to lease or sell if your needs change. Size matters less than most buyers expect. A 1,300 sq ft carpet 3 BHK with a good plan lives better than a 1,700 sq ft one with long corridors and an awkward kitchen.

We are careful about one thing. Nobody can tell you what a home will be worth later, and we will not try. The case for starting smaller is about fit and flexibility today, not a forecast.

What we look at first

The developer's record comes first. See how their earlier Gurgaon projects were delivered and how they are maintained now. A drive through a ten-year-old project tells you more than a brochure.

Density comes next. The number of homes on a piece of land shapes lift waits, how busy the clubhouse gets and how the place feels at 8 am. Compare the number of homes with the size of the land.

Layout is where daily life happens. We look at carpet area rather than super area, the number of homes per floor, whether each bedroom has its own bath and whether the kitchen and utility work for a family with help at home.

Then the possession date, and whether it suits your plans. Every project you consider should be registered under RERA in the first place.

Four examples across budgets

These are projects we cover, with prices as the developers published them in October 2026. Prices change, so confirm them before planning around them.

Emaar Serenity Hills in Sector 86, New Gurugram, is the lowest entry point here. Emaar's payment plan lists the 3 BHK Small (948 sq ft carpet) from Rs 2.98 Cr and the 3 BHK Large (about 1,218 sq ft carpet, with a utility room) from Rs 3.92 Cr, both including EDC/IDC, IFMS, a car park and club membership, with GST extra. Seven towers sit around an 8-acre central green on about 15.2 acres. Completion is due by September 2032, and the clubhouse comes with a later phase.

Godrej Verano in Sector 63A on Golf Course Extension Road lists its 3 BHK from Rs 5.91 Cr, with 3 BHK carpet areas of roughly 1,183 to 1,449 sq ft. It is a large project, 628 homes in four towers on about 9.65 acres in phase 1, with three clubs, and completion is due by August 2033.

Godrej Alira in Sector 39, near NH-48 in central Gurugram, takes the opposite approach: a single 33-storey tower with 132 homes and a clubhouse for those residents alone. The 3 BHK is about 1,313 sq ft carpet and starts at Rs 6.25 Cr. Completion is due by April 2032.

Estate 361 by Max Estates, in Sector 36A on Dwarka Expressway, starts at Rs 6.65 Cr for its 1,449 sq ft carpet 3 bedroom. Each floor has four homes served by separate lift lobbies, and the estate is planned around a 1,50,000 sq ft central forest, with Gensler as principal architect. Completion is due by September 2033.

How we would choose between them

None of these is ready to move into. If you need a home within the next two years, this is the wrong list, and we would look at resale in completed projects instead. For a family that can wait, the choice usually comes down to scale. Verano and Estate 361 are large campuses with a lot of shared facilities. Alira suits someone who would rather know most of their neighbours by name. Serenity Hills makes sense when budget is the firm limit and New Gurugram works for the family's daily commute.

When the family's needs change

A first home is often bought knowing it may not be the last. When that time comes, LHG can manage it as part of your portfolio, whether that means leasing it with tenant checks and an agreement drafted by your lawyer, looking after upkeep between tenancies, or handling a resale with your CA advising on the tax side. We do not give tax or legal advice ourselves; we work with the professionals you choose.

We will not tell you what rent the home will earn or what it will sell for. In our experience, a sensibly planned 3 BHK draws interest from more families than an unusual layout does, which makes a lease or sale simpler to arrange. That is a point about ease, not price.

We earn commission from developers and tell clients so at the outset. If you would like the registration papers and floor plans for any of these four, write to us or visit us at 621, Emerald Plaza, Sector 65, Gurugram.
