Twenty years ago, a luxury address in Gurgaon almost always meant Golf Course Road. Today a client asking us for a four-bedroom home may be shown towers on four different roads, several of them still under construction. The city's better addresses have moved west and south, following new roads and larger land parcels. This is how we explain that shift to clients, corridor by corridor, using projects we follow closely.

Golf Course Road: where it started

Golf Course Road grew alongside DLF's own township, and its residential core is DLF5. On Golf Drive in Sector 42 sit The Aralias, The Magnolias and The Camellias, known together as DLF5 Golf Links and built around DLF Golf & Country Club. The Aralias was handed over in 2007-08 and The Camellias was complete by 2019. These are large homes, relatively few in number, and they now change hands only on resale.

The limit of this road is land. Very few sites remain for new residential towers here, which is why the story moved further out.

Golf Course Extension Road: the same idea, more room

Golf Course Extension Road carries on south from Golf Course Road, and here the plots are larger and the towers taller. DLF entered the stretch with The Arbour in Sector 63: 1,137 four-bedroom homes in five towers on about 25 acres, with completion due by March 2030. In Sector 65, M3M Altitude takes a different approach, with 342 homes in three towers on 2.79 acres, designed by UHA London and linked by a glass air bridge, inside the larger M3M Golfestate colony.

Our own office is in Sector 65, so this is the corridor we know best day to day. Its appeal is a familiar address with newer buildings. Its trade-off is density: a single plan with more than a thousand homes feels very different from Golf Drive, and buyers should visit both before deciding which suits them.

Southern Peripheral Road: a township of its own

The Southern Peripheral Road, usually called SPR, links the Extension Road with NH-48. DLF's Privana township lies near it in Sectors 76 and 77, on about 116 acres. DLF Privana South has seven towers on about 25 acres, with completion due by June 2031. DLF Privana West adds five towers on about 12.6 acres. DLF Privana North has six towers of 50 storeys, which DLF describes as its tallest residential towers so far, with completion due by September 2034.

What SPR offers is scale under one developer's plan. What a buyer gives up, for now, is an established neighbourhood, because much of what will surround these towers is still being built.

The city's better addresses have moved west and south, following new roads and larger land parcels.

Dwarka Expressway: the western arc

Dwarka Expressway runs along Gurgaon's western side toward Delhi, and its Gurugram stretch opened to traffic in 2024. Projects here tend to come with a strong master plan, partly because much of the land around them is still open. Westin Residences Gurugram in Sector 103 is a community of about 20 acres, branded by Westin under licence, with vehicles kept below ground. Elan The Emperor in Sector 106 places about 580 homes on 4.83 acres, with carpet areas from about 2,310 to 5,040 sq ft. In Sector 36A, near where the expressway meets the Central Peripheral Road, Max Estates' Estate 360 and Estate 361 plan car-free ground levels and large planted areas, and include senior-living residences managed by Antara.

The trade-off on this corridor is time. These projects are due for completion between 2030 and 2033, and schools, hospitals and shops around them are still filling in. For a buyer who wants a new building with a clear plan and can wait, that may be the right choice. For a family that needs to move next year, it usually is not.

How we read the map with clients

We do not rank these corridors. Each suits a different stage of life and a different tolerance for construction nearby. We ask clients where they work, where their children study, and whether they need to move soon or are content to wait. The answers usually narrow the map to one or two roads before we look at a single tower.

We make no promises about prices on any of these roads, and we would be wary of anyone who does. Choose a home you would be happy to live in, on a road you have driven at the hour you would actually use it. We bring the registration papers to the first meeting. Ajaay advises buyers on all of these corridors, as well as Sohna Road and New Gurugram, from our office at 621, Emerald Plaza, Sector 65. LHG earns commission from developers, and we say so openly.
